Financial services:
- Kohn Commercial uses QuickBooks to generate property reports customized to the owner's specifications
- Rent Roll listing each tenant, monthly base rent, square footage, lease dates and annual rent per square foot
- General Ledger reporting both beginning and ending balances, including detailed journal entries for all accounts
- Bank Reconciliation Statement showing outstanding checks and identifying any account discrepancies
- Highlight any budget variances and address any pending property management issues in a written report accompanying the monthly operating statements
- Promptly pay all invoices for normal operating services in connection with the property using approved accounts
- Distribute net cash flow after reserves to the owner
Building Operations:
- Review current and recommend new procedures necessary for the smooth operation of the buildings
- Assess operating budget and prepare analysis for owner's review
- Evaluate, develop, monitor, and enforce all building/property rules and regulations
- Develop an approved vendors list and quick action plan in order to promptly address building and property emergencies
- Implement a comprehensive preventive maintenance schedule to ensure all necessary work is performed on a timely basis
- Continually inspect facilities in order to ensure that they are operated in professional manner
- Assume day-to-day operating responsibilities
- Create and/or review requirements for building maintenance services
Property Administration:
- Promptly collect all rents and other income derived from the property, including fines
- Maintain office records, ledgers, and accounts relating to management of property including copies of leases, service contracts, and general correspondence
- Determine and administer all escalations and pass-thru's according to the terms of the lease agreements
- Controlled and managed remotely, KCRE has a mobile and responsive list of trusted vendors to address and fix whatever they encounter
